Arriving in Kyoto in the morning? This package reserves your room from the night before you arrive, so your room is ready for you from 9:00 AM on your arrival day – no waiting until the usual 15:00 check-in. Rest after your flight, take a Japanese bath, and begin your first day in Nanzen-ji refreshed.
How it works:
・Book 2 nights, starting the night BEFORE your arrival date.
Example: arriving on December 10 → book December 9 for 2 nights (check-out December 11).
・On your arrival day, you may check in from 9:00 AM.
・Please tell us your arrival date and expected arrival time in the comments.
・Rates for both nights apply. Kyoto City accommodation tax is charged per person, per night, for both nights.
About Yachiyo:
With a tranquil ambiance, we offer 7 suite rooms and 9 standard rooms with TATAMI (woven-straw) flooring and FUTON bedding. Each room has a flat-screen TV and Apple TV. Complimentary bicycle rentals are available. The main building, HONKAN, and its rooms and restaurant offer captivating views of the garden. In January 2025, we upgraded the Japanese futons in all guest rooms.
The package includes traditional Japanese sweets and Japanese tea.

Traditional Japanese design, Hinoki wooden soaking tub, balcony with garden views (HONKAN rooms), flat-screen TV, high-speed Wi-Fi, Apple TV, hair dryer, separate wet area, individual heat and air-conditioning control, in-room safe, YUKATA robes.

Yachiyo is a long-established Kyoto RYOTEI restaurant. Dinner and breakfast can be added to your stay. Please reserve meals by email at least 3 days in advance; meal reservations are confirmed only by our reply email. Please let us know anything you cannot eat.
Dinner start time: 17:00, 17:30, 18:00, 18:30, 19:00 or 19:30. All dinners are served at our garden restaurant. In-room dining: additional JPY 3,300 per person.

From September 5 to September 18, we will be carrying out repair work on the terraces of our main building’s UKIFUNE and HORAI guest rooms. During this period, the terraces of these rooms will be temporarily closed and unavailable for use.
Repair work will take place between 11:00 a.m. and 5:00 p.m., and guests staying in nearby rooms may experience some construction noise during these hours.
This work is necessary to carefully preserve and maintain the historic architecture and beauty of our traditional Japanese ryokan for future generations. We sincerely apologize for any inconvenience this may cause and greatly appreciate your kind understanding and cooperation in helping us preserve this important part of Japanese ryokan heritage.
Official Decision on the Revision of Kyoto City Accommodation Tax (Effective March 1, 2026)
Kyoto City has conducted consultations with the Minister for Internal Affairs and Communications under the Local Tax Act, following the approval of the revised ordinance at the February 2025 City Assembly concerning the revision of the accommodation tax.
As of today, the Minister’s consent has been obtained, and the revision of the accommodation tax — which raises certain tax rates in accordance with guests’ ability to pay — has been officially decided. The revised tax rates will take effect on March 1, 2026 (Reiwa 8).
Overview of the Revision
Effective March 1, 2026, Kyoto City will revise its accommodation tax rates based on the accommodation fee per person per night. The current rate of ¥200 will remain unchanged for stays costing less than ¥6,000. For stays between ¥6,000 and less than ¥20,000, a new tax rate of ¥400 will apply. For accommodation fees between ¥20,000 and less than ¥50,000, the tax will increase from ¥500 to ¥1,000. Guests staying at accommodations priced between ¥50,000 and less than ¥100,000 will see their tax rise significantly from ¥1,000 to ¥4,000, while those paying ¥100,000 or more per night will be subject to a new rate of ¥10,000 per person per night.
Meal charges are not included in the accommodation tax.
